1. Repair and maintain residential washers and dryers for use of tenant and unit owner only.
2. Repair and maintain two (2) common area DENYO 150 KVA diesel powered generators located at two apartment buildings.
3. Repair and maintain generators, washers and dryers, swimming pool pumps, water pumps, gas connections, and other machineries located in all buildings owned or managed by the corporation.
4. Repair and maintain common area generators, washer and dryers, swimming pool pumps, water pumps, gas connections, using power tools and/ or hand tools such as wrenches, pliers, screwdrivers, wire cutters, gauges, multi meter, ladders and others required tools to perform the job.
5. Observe equipment or machinery in operation to detect potential problems. Inspect equipment or machinery to locate damage defects or wear.
6. Diagnose equipment or machinery for any malfunction such as fuel leaks, faulty wiring, engine malfunctions, corrosion, weak battery, lubrication and others.
7. Disassemble equipment or machinery for maintenance or repair.
8. Repair, maintain, adjust, lubricate and test machinery or equipment for optimal performance.
9. Provide preliminary sketches or cost estimates for materials or labor
10. Install machine or equipment replacement parts.
11. Apply lubricants solutions or compounds.
12. Reassemble equipment after repair or maintenance.
13. Reposition the equipment using hammer or wood, if required.
14. Purchase and replace required materials, lubricants and compound or solutions, if needed.
15. Operate moving or lifting equipment to perform the job.
16. Read diagrams, manuals, sketches and building plans.
17. Clean tools and work areas.
18. Maintain inventory of tools and parts.
19. Coordinate and report to Manager regarding work orders and accomplished tasks.
